Is Your Davidson County Home Ready For Buyers?

You know the old saying, “You never get a second chance to make a first impression?”  It’s definitely true when you list your home for sale. You may have many memories and emotional attachments to your home, but, to a potential buyer, it is a product you are selling.

So, before you sign a listing agreement, consider these steps from professional home stagers that will help you get top dollar (and won’t break the bank) when selling your Davidson County home.

  1. Pay attention to your entry. It’s the first thing potential buyers will see so make sure it says, “welcome” by repairing any chipped sidewalks, stairs or brickwork. A fresh coat of paint on the door and around the door’s trim lets buyers know that you take pride in your home. Put potted plants or flowers along the entryway and clear away any toys, tools and debris in the front yard. If you have a lawn, keep it mowed and trimmed.
  2. Clear out the clutter. You may not be able to tell the difference between clutter and necessities. Have a friend walk through your home with you and be honest about what needs to be cleared off counters, bookshelves, tabletops, vanities and desks. Reduce the number of things on closet floors. Stash the extras in boxes neatly piled in the garage or, if necessary, rent a storage unit.
  3. Clean like Martha Stewart is coming to visit. Vacuum and dust every nook and cranny, on top of cabinets, underneath furniture, baseboards and picture rails. Shake out curtains and area rugs. Dust ceiling fans and blinds.
  4. Make small repairs and fixes. New caulking in the bathroom, polishing doorknobs and fresh liner paper in kitchen cabinets are small, but effective touches. Make sure all lighting fixtures are working and have functional bulbs.
  5. Reduce your furniture footprint. Remove furniture that blocks the flow from room to room or makes a room look crowded and small.
  6. Create a neutral environment. Remove family photos, children’s artwork and other objects that may divert the buyer’s attention from your home.
